For hotel reservations, rates are based on the number of adults and children accounted for on the booking confirmation. If you would like to add another guest, please modify your reservation or contact our reservations office. Added guests age 7+ will be charged $35/person/night + tax (children up to age 6 stay free). No more than four guests per room with a paying adult. For villa reservations, there is a maximum of 6 guests per villa (a 7th person can be added if age 2 and under). Please notify the hotel at the time of booking. If there are more than 6 people staying in the villa, the credit card on file will be charged $150/extra person/night + tax and service charges. Should the card decline and the guest refuses to pay this charge, all guests will be evicted. ADA room accommodates only 2 persons.
Daily room rates are subject to a 27% Government Accommodation Tax & Facility Fee/Service Charges. The facility fee includes room Wifi, enhanced TV channel offering, parking, pool and beach towels, beach shuttle service, use of beach chairs and umbrellas, paddleboards and kayaks (as available), and energy surcharge.
Must always be accompanied by at least one (1) adult. Children are considered as 6 years or younger.
Rooms & Apartments
Room and Apartment bookings require a TWO (2) night deposit during the Winter Season (Dec 22 until April 30) and a ONE (1) night deposit during the Summer/Fall Seasons (May 1-Dec 21). The remaining balance is due at check-in.
Villas require a 50% deposit; remainder due at check-in
Group bookings of 10 or more rooms during Winter Season (Dec 22 to April 30) are charged on booking a deposit equal to one night for each of the rooms. This deposit is non-refundable, regardless of cancellation notice.
All major credit cards are accepted.
Minimum Check-in Age
At least one person over the age of 21 must be present upon check-in for our studio rooms and 1-bedroom apartments. If reserving the villas, we require at least one person to be a 25 or above.
There will be no penalty if reservations in any of our studio rooms or one-bedrooms suites are canceled at least 14 days prior to arrival during the Winter Season (Dec 22 until April 30) and at least 7 days prior to arrival during the Summer/Fall Seasons (May 1-Dec 21). Cancellations received after that time will be charged a Two (2) Nights penalty during the Winter and One (1) night penalty during the Summer/Fall Seasons. Reservations in our villas will have free cancellation up to 30-days prior to arrival. Cancellations received after that period will be charged a 50% penalty. If you did have to pay a cancellation penalty, we will credit half (1/2) your cancellation amount towards any stay within 365 days of your original stay. This policy applies to direct bookings only. Please mention this when you make your reservation directly with us.
No Shows/Early Departures
No-shows and early departures will result in a full-stay penalty.
Hurricane/Tropical Storm Cancellation/Rebooking Policy
We want to take the stress out of planning a vacation during this time and introduce our new Hurricane Refund Guarantee Policy. As a rule, because where Turks & Caicos is situated, the islands are less likely to be affected by hurricanes. Irma was only the 2nd Hurricane to hit Turks and Caicos in 10 years and CNBC reports as well as that the National Oceanic and Atmospheric Administration anticipate a near-normal hurricane season in the North Atlantic Ocean, Caribbean Sea and Gulf of Mexico. If a hurricane watch is issued by the National Hurricane Center for the Turks & Caicos Islands, guests with a confirmed direct booking reservation have the option to cancel or reschedule to a later date at no penalty*.
